A NEW residential development of five detached houses by housebuilder Jaguar Estates is proving that there is real optimism for the Sheffield property market.

Two homes on the site were snapped up off-plan and the remaining three already have keen interest, only seven months since building was started.

Development of the houses on Kirkby Road in Gleadless began in July 2011 after Jaguar Estates purchased the site a number of years previously but decided to consider the market conditions before embarking on a new-build project.

At a time when the national property market had been suffering a slump, the property developer believed that in the summer of 2011 the timing was right to press forward on a new project of this nature and says that the gamble appears to have paid off.

Director Patrick Herbert believes that the immediate success is due to the quality of the build, the southerly-facing rear gardens and also the character of this area of Gleadless.

He said: “We have received a large number of inquiries from both families and retired couples due to the style and flexibility of the houses.

“The houses are deceiving in that they are effectively a split-level bungalow, being single storey at the front with bedrooms upstairs and having the kitchen, dining and lounge area accommodation at lower level, taking advantage of level access to the rear garden with patio.

“The layout works very well and has been thought through to suit the different purchasers the properties will attract.”

The properties benefit from three bedrooms, two bathrooms, gas central heating, modern kitchens and bathrooms and an integral garage.

All have been built in accordance with the code for sustainable homes standard, which requires extra insulation with a focus on reducing energy costs.

The Gleadless area has much to offer with a variety of shops, supermarkets, schools and community facilities all close by – all of which are a big selling point.

The site is also well located for access to the outer ring road A6102, M1 North and South and supertram to The City Centre, Meadowhall and Crystal Peaks.

Prices start from £185,000 to £190,000.

Jaguar Estates have also confirmed that they will be commencing further developments for houses in 2012, which examples their growing confidence.
