“No sooner do we take a property on,” says Company Director Matthew Staves, “that we have floods of interest from prospective tenants wanting to view. Frequently this can result in multiple applications being placed on one property.
“Generally speaking, the prospective tenants that are out there are of excellent quality, and in a better housing market would have been first time buyers, but obviously with the mortgage situation being what it is they cannot afford to raise the deposits that are required to purchase a property so are therefore going down the rental route.”
Staves forecast that this inbalance of properties to tenants is set to continue for the foreseeable future. The simple message is, if you are an existing landlord looking to add to your portfolio, or you are thinking of becoming a landlord for the first time, there has never been a better time to enter the market.
As a landlord everybody’s two biggest concerns are, will I get paid on time? And will my property be looked after properly by the tenants? In the vast majority of cases the answer to both of these questions is yes. However, it is strongly recommended that as a landlord you take out professional landlord insurance which will protect you against non-payment of rent and potential court costs which can be incurred in the event of either rent arrears or failure by the tenant to vacate the property on time. Furthermore, Staves will take a bond from the tenant at the point of move-in and register this with the Deposit Protection Service (DPS) which can then be used should there be any damage to the property at the end of the tenancy.
