Plans to redevelop land off Sharrowvale Road near Hunters Bar for student flats and commercial uses have run into opposition.
Nearby residents fear traffic and parking problems and want to see more families, not students, moving into the area.
Objections are also being made about the scale of the proposed development between the end of Dyson Place - a narrow road next to the Mediterranean restaurant - and Gordon Road.
Much of the site is a garage yard. The scheme includes a four-storey block of 21 two bedroom flats and the conversion of two buildings into three apartments above commercial uses.
The applicants say the project would bring a “rundown and neglected” part of Sharrow Vale back into use.
But 50 objections have been lodged with the council in advance of a decision, including one from Sharrow Vale Community Association.
