Plan for 284-bed student flats building in West Street, Sheffield, revealed

Developers have revealed plans to build an 11-storey block of student flats in a major Sheffield city centre street.

Jersey-based Lexham Properties Ltd wants to knock down the existing office block at Mayfield Court, West Street, and replace it with a 284-bed building.

The former West Street Ale House would also be knocked down to make way for the new flats.

The building would also have a gym, cinema and media room, a laundry, post area and cafe on the ground floor.

A planning statement from Fletcher Rae Architects said the ‘nested cube’ design, with windows projecting outwards in various combinations, was developed after a study of nearby buildings.

This revealed a ‘common theme of square and rectangular shapes and forms’ - including Sheffield City Hall and adjoining listed buildings.

The statement said: “The iconic shapes from the local area have been used on the elevation as façade massing elements.”

The block will mostly be red brick, with a combination of aluminium and glass on the higher floors.

Since the planning application was submitted there has been one comment, from Chris Bell, who said the ground floor street-fronting area should be in public use.

He added: “Sheffield aims to be the beer capital. Despite this there are many pubs closing. It would be beneficial to ensure that the continued usage of a public outlet be encouraged.”

The plans are the latest in a serious of large-scale student developments. Earlier this month Watkin Jones revealed plans for a 550-bed complex on a vacant site in Rockingham Street.

The development would comprise three linked blocks, with a mixture of cluster bedrooms, studios and one-bed apartments.

Also planned are a 243-bed develoment off Hollis Croft and a four-block mixed use project with 40 student cluster flats in Ecclesall Road.

And there are several schemes under construction already.
