Staves Estate Agents are reporting no end to the clamour for good quality rental accommodation. Demand is still outstripping supply for all shapes and sizes of property in the Sheffield and Dronfield area.

“No sooner do we take a property on,” says Company Director Matthew Staves, “than we have floods of interest from prospective tenants wanting to view. Frequently this can result in multiple applications being placed on one property.

“Generally speaking, the prospective tenants that are out there are of excellent quality, and in a better housing market would have been first-time buyers, but obviously with the mortgage situation being what it is they cannot afford to raise the deposits that are required to purchase a property, so are therefore going down the rental route.”

As a landlord everybody’s two biggest concerns are, will I get paid on time? And will my property be looked after properly by the tenants? In the vast majority of cases the answer to both questions is yes.

Staves will take a bond from the tenant at the point of move in and register this with the Deposit Protection Service (DPS) which can be used should there be any damage to the property at the end of the tenancy, or if the property has not been cleaned to a sufficient standard.

Staves’ Fully Managed Service also includes managing rental payments and paying over to the landlord by same day transfer, carrying out quarterly property inspections and an inspection after the first month’s tenancy, obtaining meter readings and passing them on to utility companies, providing the landlord with an inventory and statement of condition, promptly dealing with maintenance issues and settling invoices from rent received, and liaison with the tenant prior to the end of the tenancy to minimise void periods.
