Despite the increases that have been reported, the temptation to hold out a bit longer, for a high price, may not be the best advice.
It is better to act in the current market condition rather than try and predict the market further, in a fragile climate.
The other thing to consider, if you are moving up the ladder, is that the gap could get bigger.
We are finding that houses that are very well presented family homes are being snapped up from the market. Also houses that require complete refurbishment have also attracted multiple offers. The higher the competition the harder it may prove to achieve a sale.
