Good advice in buoyant market

Thankfully in Sheffield we are flooded with buyers not water, our thoughts are with those affected.

There is certainly an infectious confidence bubbling around with sealed bids, full and final offers, whatever you wish to call the blind bidding system something that has not graced our market for a long time, not consistently anyway. Bloor & Co have seen a massive increase in prospective buyer activity since the start of the year.

This has meant that the demand is far out stripping the supply, increasing the market value in the short term.

It is great news, that we are seeing some long awaited movement in the sale market, with growth in employment, Help to Buy government assisted scheme and low mortgage rates, but we need more chimney pots to sell in order to fuel this demand, helping to keep the market going from strength-to-strength.

Despite the increases that have been reported, the temptation to hold out a bit longer, for a high price, may not be the best advice.

It is better to act in the current market condition rather than try and predict the market further, in a fragile climate.

The other thing to consider, if you are moving up the ladder, is that the gap could get bigger.

We are finding that houses that are very well presented family homes are being snapped up from the market. Also houses that require complete refurbishment have also attracted multiple offers. The higher the competition the harder it may prove to achieve a sale.

So come on – call us for a free market appraisal/valuation.

We have great new packages that suit all budgets, all having a “no sale no fee”. It is also extremely important to use an agent that is governed and ruled by a recognised body. Bloor & Co is part of the National Association of Estate Agents, members of staff are qualified and follow a strict code of conduct.

Also having someone that is highly experienced to negotiate your sale from the offer stage right through to the completion is really important. It can make the difference of what figure you actually achieve.

On another note, the rental market is very active, although there appears to be a lack of good quality family homes that are available to let.

Homes that have three or more bedrooms are required urgently to fulfill the requirements of prospective tenants we have registered with us.

We have built up a large 500 plus portfolio of managed properties over the years, and have a wealth of knowledge and experience to help a landlord find a tenant.

We are a Safe Agent and are ARLA approved.

Whether you require a let only marketing package to a fully managed system, we have competitive package available.
