Staves Estate Agents are reporting that even in the so-called quieter months demand is still outstripping supply for good quality rental properties within the Sheffield and Dronfield area.
“No sooner do we take a property on” says Company Director Matthew Staves, “than we have floods of interest from prospective tenants wanting to view.
“Frequently this can result in multiple applications being placed on one property. Generally speaking, the prospective tenants that are out there are of excellent quality, and in a better housing market would have been first-time buyers, but obviously with the mortgage situation being what it is they cannot afford to raise the deposits that are required to purchase a property so are therefore going down the rental route.”
Staves forecast that this inbalance of properties to tenants is set to continue for the foreseeable future. The simple message is, if you are a landlord looking to add to your portfolio, or you are thinking of becoming a landlord for the first time, there has never been a better time to enter the market.
As a landlord everybody’s two biggest concerns are, will I get paid on time and will my property be looked after properly by the tenants? In the vast majority of cases, the answer to both of these questions is yes.
However, it is strongly recommended that you take out professional landlord insurance which will protect you against non-payment of rent and potential court costs which can be incurred in the event of either rent arrears or failure by the tenant to vacate the property on time.
At Staves Estate Agents this insurance product is included within our Fully Managed Service and gives our landlords peace of mind. Staves will take a bond from the tenant at the point of moving in and register this with the Deposit Protection Service (DPS) which can then be used should there be any damage to the property at the end of the tenancy. This can also be used if the property is found not to have been cleaned to a sufficient standard.
Staves’ Fully Managed service also includes managing the monthly rental payments and paying over to the landlord by same-day transfer, carrying out quarterly property inspections as well as an additional inspection after the first month’s tenancy, obtaining meter readings and passing them on to the relevant utility companies, providing the landlord with an inventory and statement of condition, promptly dealing with any maintenance issues and settling invoices from rent received, liaison with the tenant prior to the end of the tenancy to minimise void periods.
Staves Estate Agents have many years’ experience within the letting market and are a member of the Ombudsman for letting agents which means we follow a strict code of practice, providing our landlords with complete peace of mind.
